This is usually a safety sensor issue. Modern garage door openers have photo-eye sensors near the floor on each side of the door. If they're misaligned, blocked, or dirty, the opener won't allow the door to close. Check that both sensor lights are solid (not blinking), that nothing is blocking the beam, and that the sensors are aimed at each other. We recommend having your garage door professionally inspected and tuned up at least once per year. Regular annual maintenance extends the life of your springs, cables, and opener significantly — and allows our technicians to identify and address minor issues before they become expensive repairs. A well-maintained garage door can last 20–30 years.
Our annual tune-up covers a full visual inspection of all mechanical and structural components, lubrication of springs, rollers, hinges, and tracks with professional-grade products, spring tension check and adjustment, safety sensor testing and alignment, opener force and limit setting verification, hardware tightening, and a written condition report. We check everything from weatherstripping to the auto-reverse safety function.
Yes — basic lubrication between professional visits is a good practice. Use a silicone or lithium-based spray lubricant (NOT WD-40, which is a solvent and can damage seals) on springs, rollers, hinges, and the opener rail. Avoid lubricating tracks — tracks should be clean and dry. Apply lubricant 1–2 times per year and after the door is exposed to extreme cold or heavy use. Through apps like LiftMaster myQ or Genie Aladdin Connect, you can open, close, check status, receive alerts, set schedules, and integrate with Amazon Alexa, Google Home, and Apple HomeKit. They're not essential, but for the relatively small price premium, the peace of mind of knowing your garage is closed from anywhere makes them very popular.
In many cases, yes. If you have a Genie opener manufactured after 1993, the Aladdin Connect retrofit kit adds full Wi-Fi capability without replacing the unit. LiftMaster also has add-on myQ modules for some models.
